MAIN HOUSE:
Built of Gascon stone with 60+ cm thick walls it offer approx. 2900 sq. feet of living space.
On the ground level there is a spacious country-style eat in kitchen with built in side by side fridge-freezer, dishwasher, double sinks, oven and gas range. Off the kitchen is large utility room with space for 2 commercial washing machines, clothes dryer, chest freezer and ample linen and pantry storage. The oil fired central heating system is housed separately.
From the kitchen you enter a very large open plan living dining room (over 700 sq. ft) with exposed, wooden pegged beams and colombage walls. This room also has a 2.6 mtr. Inglenook fireplace with a wood burning stove. The master bedroom and and master bathroom are also on this level. The master bath has sunken tub, separate shower, a double sink vanity and a separate W/C.
The entire ground level is beautifully tiled with Gascon style tiles which makes for very easy maintenance.
The second level is reached by a large open oak stairway and comprises of 3 large double bedrooms, a spacious open plan games/library room, a bathroom, separate W/C and a bonus storage room. The entire upstairs has wood flooring except for the wet rooms which are tiled. The games room is fitted with 2 large Velux roof windows.
There is an AC system on the second level which is seldom needed.
Attached to the main house is a summer patio offering 1300 sq. ft. of outdoor living space, complete with BBQ etc.

LOCAL ACTIVITIES INCLUDE: Famous NOGARO auto racing circuit, ultra lite, glyder and single engine pilotage schools. Cycling, equestrian, aquatic sports at the local 190 acre. lake, fishing and golf, etc.
The property is a mere 3K from a village with all amenities including school, grocers, butchers, bakers, hotel/restaurant/ post office, beauty salons, public tennis and even its own bull ring! The nearest large town of EAUZE, 15 mins drive,offers international grocery shoppping and other amenities etc.
The property has easy acces to PAu airport (under one hr. drive), TOULOUSE and BIARRITZ, 1 hr. 30 mins drive and BORDEAUX 1 hr. 45 mins. Trains can be caught at Mont de Marsan (30 mins) and DAX, 50 mins.
The beaches of Cap Breton and Hossegor can be enjoyed all summer and are just over 1 hr. 15 mins drive, while snowboarding and skiing can be enjoyed in the Pyrenees in 1 hr. 30 mins.
The BAS ARMAGNAC region, home to foie gras and magret de canard makes this a heaven for gastronoms and wine enthusiasts..... where you can still enjoy a lovely bottle of local wine for less than a bottle of Perrier!
With fetes and faires, music festivals and celebrations from March through November, there is always something to do.
